Our Property Management fees may vary based on a variety of factors, such as property type and services provided. The size, location, and condition of the property can be a factor in driving property management costs higher. Also, the property type influences the property management fee, such as single or multi-family homes and commercial properties. To your benefit, our company doesn’t require an initial set up fee, which is typically charged by other management companies.
Our responsibilities include marketing your rental properties, screening tenants, collecting rent, renewing/modifying lease agreements, serving notices to tenants, scheduling rent increases, handling tenants’ calls, coordinating regular and emergency repair services cleaning, and renovating properties during tenant turn over, performing move in and move out inspections, groundskeeping, conducting regular maintenance of heating, electrical, and common areas, as well as evicting tenants. We’re committed to saving you time and headaches by responding to tenants promptly, keeping financial records for your taxes and handling the property's ongoing day-to-day operations.
Our fee is a percentage of the gross monthly collected rent. We typically charge between 4% and 7% for residential and commercial properties depending on the property type, size, condition, and needs.
This is a standard one-time fee of 5% based on the total gross annual rent for placing new tenants on your property.
The tenant placement fee is applied towards the advertising costs, tenant screening, move-in procedures, and preparing the lease agreement & required disclosures for your protection.
This is a one-time monthly fee of $50 per vacant unit.
They don’t happen often, but many landlords will have to one day evict a tenant for non-payment of rent or damaging your rental property. We’ll handle tenant evictions for an extra $100 per unit but expect to pay a local firm a few hundred dollars for each eviction, plus any associated court costs.
If you break the property management contract early, you will have to pay an early termination fee. This fee will be based on the number of months left in the contract.
Every time you and the tenant decide to renew the lease, there is a flat fee of $150 per unit. The fee covers the time it takes to make any adjustments to the lease—including performing a Comparative Market Analysis to recommend rent changes or increase (if any)—and obtain the tenant’s signature.
To keep properties from falling into disrepair, for instance, we will inspect interior and exterior components, such as roofing, siding, plumbing, HVAC, and foundations yearly. We’ll make the necessary repairs, filter replacement or even upgrade systems when they’re needed and with your approval.
Groundskeeping may be as simple as mowing the lawn, or it may include planting seasonal or flood-resistant flower beds, irrigation, pest control, and trimming to prevent fire or roof damage.
Maintenance of common areas can include a wide range of tasks, as well. It can be as simple as keeping halls, entryways, mailboxes, and laundry maintained, or as complicated as managing a host of amenities.
